The roofs
Beachside roofs take salt, and the mainland side takes the same wind with less corrosion. A lot of the housing is concrete block with a low to moderate pitch, so the deck — plywood, plank, or a tired overlay — decides the bid more than the color of the shingle. Tile shows up on older beach houses; architectural shingle is the usual replacement inland of A1A.
The solar
An open south or west slope near the coast can produce well, until a roof-mounted array has to come off for a reroof you postponed. Plan the cover and the attachments together. Salt air is a fastener and flashing problem, not a reason to skip solar.
