Roof repair
A repair should name the part that failed. If the whole underlayment is done, we will say replacement.
A useful repair starts with the leak path, not a tube of sealant on the symptom. On Florida roofs the usual culprits are pipe boots, wall flashing, valley metal, a lifted ridge, cracked tile at a hip, or a deck soft enough that fasteners are no longer holding.
What we will repair
- A localized flashing or penetration failure on a cover that still has life
- Wind-lifted shingles or a handful of broken tiles when the field is sound
- A temporary dry-in after a storm, so the ceiling stops getting worse while the claim and the scope are sorted
What we will not pretend is a repair
If water has been under the membrane across a slope, spot-patching the surface is how you buy six months. We would rather lose the small job than sell a repair that has to be torn off when solar, or the next named storm, arrives.
After a storm, photograph, tarp what must be tarped, and call the insurer. Read any contract that assigns the claim to someone else. Florida has already tightened assignment-of-benefits rules. Storm damage has the longer version.
